The Cushman & Wakefield Healey & Baker real estate services firm recently released a study called "Emerging Europe," in which the Czech Republic took the top spot for the strength of its commercial property market. Jonathan Hallett, managing director of the firm's Prague office, explains why. He also tells us why he was not hurt -- unlike many of his countrymen -- by England's loss to France in the Euro 2004 football championship. Q: Your company recently released a study called "Emerging Europe" in which the Czech Republic ranked first out of 13 emerging countries for the strength of its commercial property market. If that is the case, why are so few international firms headquartered here? Our "Emerging Europe" study examined the relative strength of each country's property market, not how many international companies have based headquarters in the region's capital cities. If we had measured this factor, Prague would probably have come at the top of the list, along with Budapest and Warsaw, as the three cities already home to the regional headquarters of international companies. Prague's attractiveness as a business location will grow, not only because it came first in our study but because of a variety of factors, including European Union membership, GDP growth, the relatively cheap but skilled work force and the professionalism of CzechInvest, by far the best inward investment body in the region.
